Regular maintenance in a coastal salt-air environment measurably extends roof life by removing the salt and organic debris that accelerate corrosion, and by catching failed fasteners and sealant before they let water in.

Roof maintenance is unglamorous and it is the highest-return money you will spend on a roof. A clean, checked roof with sound fasteners and intact sealant will outlast a neglected identical roof by years, in the same street, in the same weather.

In coastal Queensland the two enemies are salt and organic growth. Airborne salt settles and holds moisture against the steel. Moss, lichen and leaf litter trap water in the laps and valleys and keep it there. Both quietly work on the roof in the places you never look at.

A maintenance visit is a clean plus an inspection. We clear the roof, gutters and valleys, wash off the accumulated salt and growth, then check fasteners, sealant, flashings and capping and re-seal or replace what has gone. You get a short report on what we found and did.

Roof Cleaning & Maintenance Questions

How often should a roof be cleaned in Hervey Bay?

Annually for most homes near the coast, or every two years further inland with little tree cover. Properties with overhanging trees or within a few hundred metres of the water benefit from an annual clean because salt and organic debris accumulate faster.

Does roof cleaning actually extend the life of a roof?

Yes, particularly in coastal conditions. Salt and organic debris hold moisture against the steel, which is what drives corrosion. Removing them, and replacing perished sealant and failed fasteners while you are up there, addresses the two things that end most roofs early.

Can I pressure wash my own roof?

We would not recommend it. Wet roofs are genuinely dangerous, and high-pressure water at the wrong angle drives water up under the laps and flashings and forces it into the roof cavity. It also strips protective coatings.

What is included in a maintenance plan?

A scheduled visit at an agreed interval covering roof and gutter cleaning, a fastener and sealant check, flashing and capping inspection, minor repairs on the spot, and a short written report. Anything larger is quoted separately before we do it.
